Choosing a Lot: 7 Things to Check Before You Buy

By Daniel Reid · December 2, 2025 · 5 min read

The lot is the single biggest influence on what your home can be — and what it will cost to build. Before you commit, walk it with a builder's eye.

Check the slope: a steep site can be stunning, but excavation and retaining add up fast. Look at sun: south-facing glazing is your friend in an Okanagan winter. Confirm servicing — water, sewer, power, gas — and whether you'll need a septic field.

Read the zoning: setbacks, height limits, and Step Code requirements all shape what's possible. Look at access for construction equipment. Consider views, and whether a neighbour could someday block them. And finally, get a pre-purchase feasibility study — it pays for itself many times over.
